Our objective is an overall representation of you, the Seller. Boyenga Team looks out for your best interest, making sure there is a smooth and successful close of escrow!
1. Initial Consultation
- Discuss the selling process and the services our team provides as well as answer any questions and concerns you may have
- Preview property, take notes on selling points, added amenities, etc.
- Review comparable Eichler sales and furnish preliminary market analysis
- Set up timeline according to your needs, discuss your availability, vendors, etc.
- Discuss commissions, pricing, costs involved in the sale
- Set up next appointment for vendors to provide bids if needed
- Sign listing agreement and open escrow
2. Preparing your Eichler or Mid-Century Modern Home for sale
- Decide what furniture, or items need to stay for “Staging”
- Provide seller with list of home detailing resources
- Make sure your Eichler is clean and ready for inspections
- Once bids from vendors are received, discuss each improvement and choose vendors
- Install secure keybox for all vendors, seller to provide two sets of keys
- Vendors to be put on schedule and added to timeline
- Order termite, radiant heat and property inspections, roof, chimney, if needed
- Order and sign all necessary disclosures
- Cleaners to give the property a good detailing including all windows
- Stage property utilizing all of our Eichler resources
- Professional Photographer utilized for pictures and virtual tour
- Discuss and analyze market competition, decide pricing strategy
3. List Property
- Install sign, brochures, & electronic keysafe (Realtor access only)
- Prepare home for Brokers Tour
- Post property on MLS
4. Marketing Property
- Virtual tours syndicated to hundreds of websites including boyenga.com, mlslistings,reil,mls alliance,etc.
- Advertise Listing and Open House in local papers, SJ Merc, MV, Palo Alto, Eichler Network
- Website Marketing on over 30 sites such as mlslistings.com, homes.com Boyenga.com, EichlerReal-Estate.com & Intero websites will carry pix, property description, w / links
- Web Pointing & 3rd Domains, for example LosAltosEichler.com etc.
- Marketing & Disclosure binder left at home with all the Eichlers details
- Title company to advertise flyers to all local Real Estate firms for added exposure
- Local Web Exposure on sites: Craigslist, Topix, Backpage, Googlebase, etc.

- Mailers Just Listed sent out to target market, with invite to Open House

- Open house, advertised in all mediums, including plenty of signs, guestbook, and lots of treats!
5. Communications & Feedback
- Always available 24/7
- Provide you with a timeline of a scheduled events, contingency removals, escrow sign-off, etc
- Follow up with all brokers & prospective buyers who have viewed the property
- Regular progress reports on listing activity, state of the market
6. Offers
- Organize and coordinate formal offer presentation
- Review all offers; evaluate price, terms, financing, and timing
- Negotiate the highest possible price and best terms
- Secure a Great offer
- Coordinate all paperwork and escrow with both parties upon acceptance
7. Escrow
- Manage all paperwork, disclosures, and files for a smooth transaction
- Work with Title company to prepare closing documentation
- Handle and problem solve the myriad of situations that arise
- Conduct “sign -offs” for seller and buyer
